Pleasanton: An upscale community with character

 Pleasanton earns its place as prestigious & an affluent community, reflected in the Pleasanton Ca MLs home values and high-end shopping here. Still, to describe this village simply as an affluent suburb would obscure much of its character.

Faces start becoming familiar, says Sammy Shrimali, who moved her family here from Chicago area about 20 years ago, because: "Once people move to Pleasanton, it seems like they stay here. They may move again, but they stay within Pleasanton."

And, for those seeking community involvement, Pleasanton, which celebrated its centennial recently, has maintained a close-knit feel, a rarity in many modern day suburbs.
A rather diverse housing stock, with some properties priced relatively moderately, gives residents the opportunity to live here no matter what age or stage in life they are -- young adults, parents with children or teens, empty nesters, or senior citizens.

Generally, Pleasanton Ca MLs homes near the downtown are older and more varied than those away from downtown, where subdivisions kept popping up from the 1980s through the late 1990s.

"You can find homes anywhere from $300,000 to $1800,000 near town," says realtor Sammy Shrimali. On the low end, buyers can find two or three bedroom ranch or Victorian homes, circa 1950. Plenty of much older homes, some even near the century mark, are also found near town. These older bungalow or farmhouse styles range in price, depending on their condition. Cape Cod or traditional style homes fill out other in-town offerings, with many of these built in the immediate post World War II period.

In the last couple of years, the town has been busy filling building permit requests because many older homes are being renovated -- with a fair share of small, run-down homes being purchased and then completely re-built, reports, director of community planning for the town.

On the Far East & west side of town, are pricey Pleasanton Ca MLs properties, with upper six-figure and multimillion million-dollar homes situated on spacious, woody & open lots.


While Pleasanton has an eclectic housing stock, there is still one style that's particularly common -- a four bedroom, two and a half bath traditional. These homes priced $500,000 and to the million marks, make up much of the housing found in the half of town.

There's not much Pleasanton Ca MLs land left for new residential construction. In the last few years, builders have eagerly grabbed any slices of land.

 
One large gated community of single-family units, Ruby Hill is at the east end of the town. It is on Pleasanton Ca MLs.
Although Pleasanton is mainly a single-family home community, there are multi-family developments.

Another reason why it's not accurate to characterize Pleasanton as an affluent suburb is because the village does have a huge corporate presence and is not a bedroom community. While many residents take the ACE & BART trains in town to their office, many others work in the town, which is home to some corporate giants like People Soft.
